Location

Location, location, location. Real estate agent by Location can help you to choose your property investment, find an real estate agent that focused on the particular area to assist you. He is familiar with the location, so will be able to render a competent service for you. Location is very important, it means identical house can different in value due to location. The phrase is repeated three times for emphasis the number one rule in real estate, however it is often the most overlooked.

You can buy the right home in the wrong location. You can refurbish, restructure, remodel it or alter the home’s layout and fitting but, you cannot move it.

Factor for High Desirable Property 

  • Near to school
    Parents are concern for children’s education and willing to pay premium price for property located in a highly desirable school district.
  • Scenic views  
    Property with high market value because they provide unblock panoramic views of the city, ocean, greenbelts or golf courses.
  • Amenities

Located at walking distance of movie theatre, restaurants and shopping mall are more higher market value than those located further outside of town.

  • Public transportation

Travelling distance near to working office and conveniences to business center, naturally shorten travel time are more desirable to homeowner. Prime Location in the city center is the best choice in term of investment, because the value of the property appreciate significantly overtime compare to area far from city or suburban area. The best location to invest  in Kuala Lumpur city center are KLCC, Pavilion, Mont Kiara, and in Selangor are Bandar Utama, Petaling Jaya, Cheras, etc.

Types of property

Apartments, Condominium or Landed house

An apartment is generally lower price than a landed house. If choose apartments, near to city centre is good for real estate price appreciation, while if it is a landed property, the value is sustain even though a bit far from city centre.

 

Older house or New development

Older property need more maintenance expenses, whereas new home less expenses. However, older house less risk than new development, because the new house might have unforeseen circumstances, such as completion date, surrounding development, quality of house upon completion etc.

Mortgage Loan repayment = $900
Utilities = $300
Food = $400
Clothing = $200
Transportation = $450
Total Expenses = $4,250

Total up Home-Ownership Costs

Housing loan repayment shall not more than 25% of your take-home income.

Longer terms of loan repayment can lower your repayment amount, let say 35 years.
